Project Overview:
MJQ Residence is a modern high-rise residential development featuring multi-tiered private balconies, an open ground-level drop-off canopy, and premium interior living units. High-rise residential developments require an integrated material strategy: exterior walls must resist intense monsoon driving rain and UV bleaching, structural canopy steel requires heavy-duty corrosion defense, wet areas demand zero-leakage waterproofing, and interior finishes must ensure superior indoor air quality and durability. Kontech supplied a coordinated package combining Jotun architectural and industrial paints with Sika construction chemicals to ensure long-term structural integrity and high aesthetic standards.
Short Summary:
Complete architectural, flooring, and construction chemical supply by Kontech to project contractors for the high-rise MJQ Residence in Phnom Penh. The multi-tier specification features Jotun exterior envelope defense (Jotashield Primer, Jotashield Antifade Colours), luxury interior living finishes (Majestic Sense, Majestic Pure Color, Jotaplast Max), industrial canopy and steel protection (Jotamastic 90, Hardtop XP, Conseal Touch Up), heavy-duty interior epoxy flooring (Jotafloor Easyflow Primer HS, Jotafloor Topcoat E), and proven Sika wet-area waterproofing and joint sealing systems (SikaTop®-107 Seal KH, Sikaflex® PRO-3, SikaGrout®-214 KH, Sika® Tile Grout, Sikagard®-703 GroutSeal).
Application Area:
Some Exterior Walls, Canopy Steelwork, Interior Living Suites & Ceilings, Epoxy Flooring, Wet Areas, & Joint Sealing
Coating System Specification:
1. Exterior Facades & Weather Defense (Jotun):
Masonry Sealer: Jotashield Primer
An acrylic water-based masonry primer that penetrates plastered substrates to block alkaline bleed and stop efflorescence before finish application.
Weatherproof Topcoat: Jotashield Antifade Colours
Formulated with advanced UV-protected pigments to protect the building's multi-toned exterior elevations from solar fading, peeling, and dirt streaking.
2. Premium Living Suites & Ceilings (Jotun):
Luxury Interior Finishes: Majestic Sense and Majestic Pure Color
Ultra-smooth interior emulsions engineered with clean-air technology, ultra-low VOC emissions, and odorless drying to provide washable, elegant living spaces for residents.
Gypsum & Plasterboard Ceilings: Jotaplast Max
A dedicated flat-matt interior emulsion delivering consistent brightness, high hiding power, and minimal roller spatter across interior ceiling layouts.
3. Structural Steel Canopies & Interior Metalwork (Jotun):
Exterior Canopy Protection: Jotamastic 90 and Hardtop XP
A heavy-duty two-pack system applied to the entrance canopy framework. The surface-tolerant Jotamastic 90 epoxy mastic provides an impenetrable corrosion barrier, while Hardtop XP aliphatic polyurethane delivers non-yellowing UV durability and gloss retention.
Interior Utility Metalwork: Conseal Touch Up (TU)
A fast-drying, single-pack direct-to-metal (DTM) acrylic finish used on utility metal fittings, railings, and service doors inside the building.
4. Utility & Service Epoxy Flooring (Jotun):
Epoxy Floor System: Jotafloor Easyflow Primer HS paired with Jotafloor Topcoat E
A high-solids epoxy primer and hard-wearing two-pack epoxy topcoat delivering seamless, chemical- and abrasion-resistant floor protection across internal technical rooms and service bays.
5. Waterproofing, Joint Sealing & Tile Systems (Sika):
Wet Area Waterproofing: SikaTop®-107 Seal KH
Polymer-modified cementitious slurry mortar applied to bathroom floors, balconies, and wet areas to establish a durable moisture barrier under tile finishes.
Elastic Floor Joint Sealing: Sikaflex® PRO-3
A high-performance polyurethane joint sealant engineered to absorb thermal movement and resist mechanical wear in floor joints and perimeter gaps.
Grouting & Tile Care: SikaGrout®-214 KH for structural void filling, Sika® Tile Grout for clean tile joints, and Sikagard®-703 GroutSeal silane/siloxane water-repellent impregnation for protecting porous grout lines from moisture staining.
